• Detached homes remain balanced, with under 3 months of supply and a benchmark price of $724,000
• Semi-detached homes are stable, with prices holding near $667,000
🏢 Higher-density homes feel the pressure:
• Row homes: prices about 5% lower than last year as supply continues to rise
• Apartments/condos: record January inventory levels, with prices down 8% year-over-year
📉 While total benchmark prices are nearly 5% lower than this time last year, month-over-month trends show price stability compared to late 2025.

After several years of strong price growth, 2025 closed as a year of transition for Calgary’s housing market. December reflected this shift, with sales down about 15% compared to last December, consistent with the 16% year-over-year decline seen across all of 2025 as the market moved toward more balanced conditions.
While December new listings were slightly lower than last year, the bigger picture shows meaningful change, with over 40,000 new listings added throughout 2025, a 9% increase that helped improve inventory levels across the city.
December prices were down nearly 5%, yet on an annual basis, Calgary’s average residential benchmark price in 2025 came in at $577,492, only 2% lower than last year. Detached and semi-detached homes remained relatively resilient, while increased supply in other segments applied downward pressure.
Market conditions continued to vary by location, price range, and property type. Some areas remained seller-favoured, while others shifted toward buyers. The North East experienced the largest price adjustment this year after seeing some of the strongest gains over the past two years.
