Preparation & Staging

Presentation plays a significant role in how buyers perceive a home. Listing & Marketing Launch

Once the home is ready, professional photography and listing materials are prepared and the property is introduced to the market through the MLS and other marketing channels. The goal is to create strong initial exposure and generate interest during the critical early days of the listing.

Showings & Buyer Interest

📊 Market at a glance:
• 1,234 sales in January,  down 15% year-over-year but in line with historical norms
• Inventory climbed to 4,391 units, the highest January level since 2020
• Sales-to-new-listings ratio: 44%, reflecting rising supply across the market
• Detached homes remain balanced, with under 3 months of supply and a benchmark price of $724,000
• Semi-detached homes are stable, with prices holding near $667,000

🏢 Higher-density homes feel the pressure:
• Row homes: prices about 5% lower than last year as supply continues to rise
• Apartments/condos: record January inventory levels, with prices down 8% year-over-year

📉 While total benchmark prices are nearly 5% lower than this time last year, month-over-month trends show price stability compared to late 2025.
